A HOME INSPECTION is an objective visual examination of the physical structure and systems of a home, from the roof to the foundation.. Having a home inspected is like giving it a physical check-up of the:

  • Exterior – Siding, windows, doors, weather stripping drainage, vegetation ….
  • Garage – Walls, Fire wall, operation of garage door…
  • Roofing – roof covering, soffits and fascia, roof drainage system….
  • Plumbing System- Drain system, supply system, hot water system, and natural gas system…
  • Electrical – Distribution Panel, outlets, lights, switches, GFCI and ArcFault breakers when installed…

  • Interior - Walls, windows, ceiling, floors, counters, cabinets, and doors…

Just to name a few of the major items, but we’ll look at Over 500 items in all.

Home Inspections for BuyersItems that we report on and appear in our summary are systems or components do not function as intended or adversely affects the habitability of the dwelling; or appear to warrant further investigation by a specialist, or requires subsequent. In North Carolina the summary is limited to these items by law, therefore when you receive our home inspection report we recommend that you read the entire report. Don’t let the length of the report scare you, I have chosen to use a larger format for my photos so you won’t need a magnifying glass.

You’re encouraged to follow the inspector for a step by step analysis of your home. Our trained and licensed inspectors will spend 1 ½ to 3 hours inspecting the home, and then take another 1 to 2 hours to finalize the report, all reports are then reviewed prior to posting on our secure web site. You’ll find that some of my competitors offer same day reports, they print it on-site. We prefer to deliver our reports the next business day and feel that it’s important to take some additional time to write and review the report.

Regardless of the age of the home you are considering it is always wise to have a Professional Inspection prior to closing. Small investment (a fraction of the cost of your new home) now could avoid costly headaches later. We provide a comprehensive and unbiased analysis of the home's major systems in a format that is easy to understand. We have saved our clients thousands of dollars in repairs and I don’t know how many headaches by discovering issues prior to purchasing a home.

Again, we encourage buyers to accompany the inspector, giving you the opportunity to ask questions and to get a firsthand account of the conditions of the home. We help our buyers to become familiar with their new home, educating them on type of construction, maintenance, and operation of the various components.

A typical home inspection will uncover items like, loose toilets, loose or missing shingles, moisture and or standing water around the foundation or in the crawl space, loose or missing insulation, heating ducts that are allowing conditioned air escape, poor performing or non-functioning Heating and Air, plumbing leaks, rot or damaged floor structure. Then there's the good, we'll also make mention of any upgrades or improvements to the property, this is something that very few home inspectors do.
