Inspections for Sellers

Inspection Services: For Buyers | For Sellers | New Construction | Rental/Property Management | Warranty | Commercial | Additional Services | Maintenance

Home Inspections for Sellers We offer the most comprehensive Pre-Listing Inspection in North Carolina.
You will sell your Home faster and prevent untimely surprises about repairs and expenses. Inspecting the property as part of the listing process allows you to market your listing with confidence and gives you a competitive advantage in the neighborhood. Inspecting your listing prior to marketing can help you avoid costly surprises and headaches during the sales process.

Other inspection firms offer mini pre-listing inspections, while they are less expensive; the inspection is limited to just a few areas and provide a false sense of security about what items may need to be addressed. If you’re selling, then you don’t want any surprises during the sales process.

Pre-Listing Inspection Service Includes:
  • Complete Home inspection (See Buyer Inspections)
  • You choose what is repaired and who repairs it, and manage your costs
  • Re-Inspection of items that were noted as discrepancies
  • Final report
  • 20 colored, report summaries with photo’s for potential buyers
  • 5 color, bound copies of the final inspection
  • Tips on staging the home for presentation
  • Signage that advertises the special status of the property
  • Inspection report viewable on-line (optional)
  • Buyer Walk Through, when buyer accepts our report, at discounted fee (paid for by Buyer)
  • Peace of mind

Other Options available to get your home ready to sell.
  1. Have a standard Buyers Home Inspection, This will certainly identify the issues that may exist with your home, and it will save you a little money, but it does not provide you with a marketing edge.
  2. Inspect the home yourself, there are many check lists available and I even provide you with one, but ask yourself, are you a Professional Home Inspector, and are you trained to discover the all the issues, not knowing the hidden defects could lead to costly surprises.
Additional Testing You may want to consider.

Radon Testing
EPA recommends that you take action to reduce your home's indoor radon levels if your radon test result is 4 pCi/L or higher. It is better to correct a radon problem before placing your home on the market because then you have more time to address a radon problem.

Air Quality Testing
Is your home making you sick?  If it is then there is a good chance it will affect the buyers as well, addressing this prior to the sale of the property will avoid costly surprises.
